房源基本与描述一致，天气好的时候和房源照片一模一样，很漂亮，但是设施确实有点旧了，阳台有点发霉。有洗衣机和烘干机，这对于海边来说很重要！住宿安全性很好，每次进出需要物业验证开门，楼下就有便利店和药店。
Beautiful apartment, spacious with spectacular views of the ocean. Full kitchen, 2 bathrooms and 2 bedroom and living room. Washer and dryer in unit. Very friendly host and quick to respond. Beautiful grounds and pools, only steps away from the beach.

Juan Carlos place needs mega maintenance. In good news the place has really great security, the general grounds, sea and pools are crystal clean and maintained however the apartment looks much newer than it is. Things are sort of on their last legs. Beds were very comfortable, downstairs bedroom balcony door doesn’t look but we felt safe in any case. The team were very responsive and super quick to remedy anything but it is very dated. Just beware. Although the cost is great.

Great location! Having two bedrooms and three beds was so convenient. The two balconies were a great feature, kitchen had all the gadgets we needed, we loved that uber and taxi drivers knew exactly where the Villas Marlin was, there was a convenience store and pharmacy next door, and the access to the pools and beach were wonderful. Beds were clean and comfortable and the lighting in the bathrooms were good. Minor inconveniences were that the water pressure in the upstairs bathroom was not as strong as the downstairs one, the downstairs AC didn’t get as cold, the elevator was small and was extremely hot, the outside construction was a nuisance, and the security who had to check us into the property was a little rude when we first checked in - and most of those inconveniences are things the host has no control over.
Overall, we felt safe and our host checked in on us multiple times throughout our stay. 10/10
The place was as described and clean, with easy access to the beach. The host was friendly, and the villas had friendly onsite security. The pool was very warm, more like a hot tub which wasn’t as enjoyable during the hot weather. We still enjoyed the sunbathing on chairs near the pool.
The beach was nice, although there was sargassum during our stay. There is a life guard watching the beach so thats a bonus! The location was convenient for walking to the grocery store with an OXXO right next door and a bus stop about a 7 minute walk away.
One thing to note is that the area is currently undergoing major construction, which causes traffic congestion and means many nearby businesses are not open. Most businesses in the plaza were closed and looked like they have been remodeling during our stay, although the grocery store was open.
Overall, it was a clean and convenient place to stay.

We had a wonderful stay! The place was spotless, comfortable, and exactly as described. The host was friendly, responsive, and made the entire experience easy and enjoyable. We would definitely stay here again and highly recommend it to others.
My family and I enjoyed our time here. Heavy construction made it a bit inconvenient to walk where we needed, but we managed. There is a grocery store inside the building outside the gate, directly across the street, which we happened to discover later. This was a lot better, than shopping at the small convenient stores. Small issues that were immediately addressed by Juan and his team. Convenient pick up to/from airport arranged through host. Overall, a nice stay.

We absolutely loved our visit to Cancun in Juan’s two bedroom Caribbean view condo. Extremely comfortable and clean fresh bedding with ocean views and private balconies from both bedrooms. Lovely dining room area that leads to a connected balcony with the two queen room. Steps from the elevator across the hall and about a 2 min walk to the pools and the beach or the security gate where you can access public transportation and tour pick ups. Minimal kitchen appliances, but we didn’t cook a whole lot anyway could use a larger/comfier couch considering the condo sleep six people, but it was sufficient and we were not there to sit on the couch so it didn’t bother us. Beach towels included and a washer and dryer. Would stay again!
Muy bien todo y muy atentos
The views are unreal and look exactly like the photos. The layout was perfect as the downstairs bedroom and bathroom gave my guests plenty of space. The huge balcony was our favorite spot. The kitchen was fully stocked, they provided plenty of towels, pillows, tide pods etc and being right on the beach with a nice pool was a huge win.
However, check-in was a headache. We waited 25 minutes because management only sent one QR code, but security insisted on seeing two more for my guests and took their time. There was some miscommunication. Once inside, the hot water was unreliable in both bathrooms. Maintenance came daily but never actually fixed it. Also, the Wi-Fi was perfect upstairs but down for my guests downstairs the whole time. Management claimed a building outage, which makes no sense since upstairs was fine. They fixed the soap dispensers and did refund 10% for the trouble, which I appreciated, but for the price, basic utilities like hot water and internet should really work.
The location was our favorite part of this place. Seeing the beautiful Caribbean from the windows and being able to walk to grocery stores, shopping, and restaurants suited our needs perfectly.
The stay was just like described and looked just like the photos. Wonderful view of the beach/ocean. A/C worked great and hot water was not an issue. We were only a short walk to local restaurants and convenience stores. No issues at all and had an amazing time! 10/10 would recommend!

Communication was excellent! Juan reached out prior to arrival with instructions for arrival. The place was a bit hard to find, our maps had trouble pulling it up, could've been due to low reception with Verizon. The guards were friendly and helpful. Apartment was well maintained, pools were not overcrowded and it was right on the beach! The kitchen was nicely stocked, walkable grocery store had everything we needed. Highly recommend 10/10
We recently stayed at this Airbnb condo in Cancun and had an enjoyable experience. Incredible ocean views from all three balconies. The pools were excellent and well maintained, making it easy to relax & enjoy the property without even leaving the complex. We also appreciated the secure single entrance, which made us feel very safe throughout our stay. The decor inside the condo was lovely, the self check-in process was simple and smooth, and the layout provided plenty of space for two couples to stay comfortably.
The main downside was that there were some deferred maintenance issues. During our stay we had to reach out to the host several times about repairs. The host was responsive and helpful, which we appreciated, but it sometimes took a few days for issues to be resolved, which interrupted the otherwise relaxing experience.
Overall, this is a beautiful condo in a great location. With a little more attention to ongoing maintenance, it would easily be a 5 star stay.
After more than 30 years of traveling to Cancun, I can honestly say we may have found our perfect place. Juan Carlos’ apartment at Villas Marlin was fabulous from beginning to end. Everything was exactly as described, and somehow even better once we arrived. The views are breathtaking. Waking each morning to the Caribbean, hearing the rhythm of the waves, and stepping onto the balcony with a cup of coffee in hand was a daily treasure.
The location truly could not be better. The beach is just steps away and absolutely gorgeous, and the Villas Marlin property itself is beautifully maintained, peaceful, and relaxed. Safe. Quiet. WonderFULL!
Juan Carlos and his team were exceptional hosts. They were incredibly responsive, kind, and attentive, always quick to answer a question or help with anything we needed. That kind of care and professionalism makes such a difference when you're traveling.

We enjoyed a last minute trip to Cancun and Juan Carlos' place fit our needs. The view was incredible with easy access to the beach and pool. Balconies outside each bedroom a nice detail. Lots of great places to eat within a short distance. Because our visit was so last minute we were a bit disorganized and he was extremely helpful and responsive. The building was showing its age a bit.
The condo had the coziest bedrooms and a breathtaking view from every room!

Juan, was quick to respond. The view from both balconies were phenomenal! The rooms were spacious. You have access to two pools. The grocery store is directly across the street at the mall. You can hear see and hear the ocean from both balconies while you’re relaxing and sleeping. I loved every minute. You’re within walking distance to stores and malls. We throughly enjoyed our stay! We will definitely stay here again!
La verdad que el lugar está súper bien ubicado, el departamento es amplio y súper cómodo, tenes súper , la isla la encontras a unos 5 minutos caminando, y sobre todo una playa espectacular,, Sin duda volvería.

Our stay at the Villas Marlin was fantastic! Having a breathtaking ocean view from every room was so relaxing! This is an awesome location that is walking distance from a grocery store, two wonderful malls, a pharmacy, many fabulous restaurants, coffee shop, and a mini market for cold drinks on those hot days. The beach is clean and beautiful and we loved the refreshing pools when we needed to be in the shade for a while. Juan Carlos was very available to answer any questions we had. Highly recommend this wonderful Cancun retreat!!

It was hard to locate the room and elevator, nobody speaks english. Building is old and facilities are ok. Bathroom is not very clean and smeels bad. Overall okay but can be better
The condo was clean and peaceful. a little odd layout, with one bedroom and bathroom downstairs, but very private. I personally did not like the bathrooms, small and being on the a little worn.
The area is in the hotel zone, walkable to the mall, a convenient oxxo and pharmacy close by and a bunch of restaurants.
One negative is that the security in the apartment is quite robust, only one way in/ out and the security stops uber so we had to lug our luggage out to the gate ont he paved driveway. good for safety, bad for luggage :)
We had a fantastic stay at this beachfront condo! The beach was peaceful and much less crowded than hotel beaches. The apartment was very spacious, with one bedroom on a separate floor, offering great privacy. It had everything we needed, and while the amenities weren’t brand new, they were perfectly functional.
The location was excellent—a shopping mall with a grocery store, shops, and currency exchange was next door, and a huge shopping complex was a 15-minute walk away. Plenty of restaurants were within a 10-minute drive, and getting a taxi was easy, as the guards would call one, usually arriving in three minutes. A great bonus was the free transfer to the airport.
Overall, this place is perfect for a family visit to Cancun. It offers a calm atmosphere compared to busy hotels and great value for the area. We’d love to stay here again

La ubicación me pareció genial. La mejor zona de playa. El complejo es grande y seguro. Cerca del centro comercial “la isla” y otros bares y restaurantes. Juan Carlos fue muy amable y siempre estuvo atento respondiendo muy rápido. No l departamento es soñado. Ideal para ir en familia. Súper limpio, agradable, con una vista espectacular y super bien decorado. Volvería sin dudas
